First Home Buying Guide - Credit Questions |
Q.
We may have problems that might prevent us from qualifying... Why should we even
bother trying to get credit?
A. Very few families made it through the 80s or
90s without suffering some type of blotch on their credit. You may be amazed to
learn how many home-lending programs there are for people just like you. For
instance, the federal government through its FHA program actually helps people
to qualify for, and receive home mortgages.
It is recommended that you share
your credit history with your loan officer, and allow them to help you find the
right program. If you have decided to get your credit in order, and are ready
for a new home, your loan officer can probably get you approved.
Q. We have some collections that
are not yet paid off... Will that prevent us from getting a mortgage?
A. Probably not. Your loan officer will help
you work with your creditors, and in some cases, get the collections paid off
or, at the very least, get your collections reduced at the same time you start
your new mortgage. Some builders in the area, including industry-leader
First
Home Builders, have a full staff of loan
officers who will show you all the options you have.
Q. I am afraid that all these
special credit conditions will mean a much higher interest rate that we won't be
able to afford.
A. History shows that probably won't happen.
The FHA government programs have the same rate for almost everybody. You won't
be paying a higher rate because you have some credit issues.
Q. We really don't want to start
this process and be turned down again... How can you help us?
A. With a company such as locally owned and
operated First
Home Builders, the first step is easy…usually a brief meeting
with your loan officer. They will do a quick "Pre-Qualification” and run your
credit report so you can see exactly what the banks will be seeing. The loan
officer may then advise you on the different avenues of financing available and
show you hundreds of families just like yours who have successfully obtained a
home mortgage with relatively little hassle.
